8 Contracts Signed

Eight contracts were signed last week at $4 million and above, an unexpectedly slow start to the New Year after 2 months of healthy sales. For example, in the same week last year, 12 contracts were signed and 12 contracts were also signed in 2018.

The No.1 contract was 22D at 300 Central Park West, asking $10 million. This 9-room co-op is in the south tower of the El Dorado, and has 3 bedrooms, 4.5 bathrooms, and expansive views of Central Park from the living room, master suite, and 2nd bedroom. The seller paid $4.5 million in May 2000.

The No. 2 contract was 3WR at 136 Grand Street, asking $8.8 million. This prewar co-op loft has approximately 4,000 square feet. The seller purchased the unit for $3.9 million in November 2013, and gut renovated the space. It has 2 bedrooms, 4 bathrooms, 2 powder rooms, a 40-foot living room, and a 25-foot open kitchen with steel cabinets. It appeared in the January 2018 issue of Architectural Digest , which showcased some other features: a tatami room that includes a tap with three types of sake, a video projector, and a hydraulic table that rises from the floor for casual dining. There is also a mirrored room with a stripper pole. A video of the unit appears on the Architectural Digest website. The building has no services.
